Henderson Land Development (0012) has released the first price list for The Haddon in Hung Hom, offering 92 flats with the cheapest priced at HK$4.81 million.

The Haddon is the fourth phase of Midtown South, the developer's large-scale redevelopment.
The average price works out to HK$19,280 per square foot, about 1.9 percent higher than the average price of Baker Circle Greenwich, the phase it launched last year. However, the price is still 19.3 percent and 9.2 percent lower than the first two phases sold in 2022.
It is also about 10 percent lower than the unsold homes in the entire project, making it attractive, said Louis Chan Wing-kit, the Asia-Pacific vice-chairman of the residential division at Centaline Property.
Thomas Lam Tat-man, general manager of the sales department, said the new phase had the best location in the entire project, close to MTR Hung Hom Station and with a sea view.
There are 72 one-bed, 15 two-bed and five three-bedroom flats on the list.
The areas range from 262 to 430 square feet, with prices between HK$4.81 million and HK$8.53 million.
The Haddon will open show flats today and registration for checks will start on Saturday, with sales commencing next week at the earliest.
Meanwhie, Sun Hung Kai Properties' (0016) Novo Land in Tuen Mun will offer 769 flats in phase 3B, and publish a price list in the next two weeks.
In other news, developer Lofter launched a show unit of its industrial project, Two Bedford Place, near the Olympian business district in West Kowloon.
