At the heart of success of the project, which was jointly developed by K11 by AC with state-owned Xiamen Rail Transit, is the “cultural commerce” model. It is a concept that seamlessly blends retail, art, and culture to create immersive experiences for visitors, and has now been expanded into a Cultural Tourism District (CTD) that is integrated with city gentrification.

Located at the Wuyuan Bay Wetland Park transit-oriented development hub, the project connects its retail areas with the wetland park and an ecological viewing area through the “Sky Ribbon,” a one-kilometer elevated walkway.
The site is also hosting two debut exhibitions, including British neo-pop artist Philip Colbert’s Lobster Wonderland, featuring a 10-meter-high inflatable lobster at the wetland park.
Covering about 95,000 square meters, the development houses around 200 brands, including about 80 making their national, provincial or regional debuts. Nearly 90 percent of its stores were open at launch.
The project also features a cluster of restaurants led by Michelin-starred chefs, including what the group said are the first Zi Gui Xuan in China, the first Yunjingli in Fujian and the first Quanhui Guan in mainland China.
Beauty and lifestyle sales rose by about 50 percent week-on-week, while three restaurants led by Michelin-starred chefs recorded occupancy rates of nearly 100 percent.

K11 founder and ALMAD Group chairman Adrian Cheng Chi-kong
Founder of K11 and chairman of K11 by AC Group Adrian Cheng Chi-kong noted that the project’s early operating performance is a testament to the strength and maturity of the “cultural commerce” model, which K11 has developed and refined over the past 16 years.
He emphasized that Xiamen K11 Select represents the next evolution of cultural commerce—uniting commercial innovation, urban renewal, and wetland conservation in a single, transformative destination.
Jiang Ruiyuan, deputy general manager of Xiamen Rail Transit Group, said the project combined the group’s vision of “art, people and nature” with the city’s character, extending the role of the metro beyond transportation to support commercial and urban development.
