Geometrical design documenting the history and heritage
Amidst a sea of gridded, nondescript industrial buildings lining Kwun Tong Road, KTR 350 stands out with its sleek, modern facade. The cylindrical and elliptical form, which takes cues from LAWSGROUP’s semi-century apparel manufacturing heritage, emulates a wool yarn in a spun and takes in a stunning vista of the Kwun Tong waterfront.
Pioneering the gentrification of the neighborhood, KTR 350 soars 29 storeys high and features large panes of curved glass, creating a transparent and open facade that lets in swathes of natural light. Showcasing fluidity and geometric aesthetics, the building is a work of art and a sight to behold, endowing the area with dynamism and excitement, as if telling the community that change is in the air and progress is on the march.
Pushing the envelope
Laws Properties, a subsidiary of LAWSGROUP, is no stranger to sculpting landmark buildings. Much like its previous venture Connaught Marina, a commercial building nestled in between the Central Business District and the traditional neighborhood of Sheung Wan, KTR 350 is as bold in its imagination, precise in conception and meticulous in execution.
Redeveloped from the former Maxwell Industrial Building, KTR 350 is a combination of 280,000 sq. ft. of office space spread over 23 floors, 35,000 sq. ft. of retail spaces and specialty restaurants, as well as over 10,000 sq. ft. of open space and greenery. The core of the project is how to integrate technology, wellness and geometry in a seamless fashion.
Equal parts functional and visually daring, KTR 350 is deliberately designed and built to align with the Group’s ‘1.5° Campaign’ to combat global warming and the ever-increasing carbon footprint. Its striking structure and building materials are imbued with technical innovations that can reap immediate environmental benefits. While the curved panes are capable of reducing wind resistance and cutting down energy consumption, LAWSGROUP opts for an elliptical floor plan to optimize natural lighting, enhance ventilation and increase energy efficiency.
Wellness reimagination
Such a sustainability ethos extends into the communities in and around KTR 350. It’s all about connecting people and places, elevating the occupants’ experience and maximizing space utilization. Most notably, three distinctive, tastefully designed public spaces put users’ wellbeing front and center. Right from the welcoming lobby and atrium, people get to interact with contemporary interiors decked out in a fusion of technology, innovation, nature and art.
Up at the Sky Garden on the 17th floor, there are opportunities to immerse in a variety of wellness and community activities. Blending the old and new
But as important as it is to utilize technology to make offices more efficient and user-friendly, LAWSGROUP has also left no stone unturned in adapting the urban building to the premise it calls home.
By collaborating closely with creative local design partner Design Trust, the old Kwun Tong’s industrial culture has been conserved within KTR 350. The giant ‘MAXWELL’ facade signage of its former building has been transformed into two large-scale resin tables, which now take pride of place in the Sky Garden for the public to use. There is also a giant perforated panel silkscreened with a collage of buildings from different eras, as an ode to the evolution of Kwun Tong’s neighborhood.
A technological hub
If KTR 350 conveys any significant message, it’s that the age of smart, sustainable buildings is upon us. Under a partnership with China Mobile, LAWSGROUP leverages state-of-the-art 5G technologies, the Internet of Things (loT) and data visualization to give the building seamless and automated operations.
Smart building management, a smart parking system equipped with EV chargers, smart washrooms, full indoor coverage of 5G connectivity and dedicated 5G bandwidth are some of the cutting-edge technologies already at hand, making way for enhanced convenience, speed, reliability and security.
