The Pavilia Farm I in Tai Wai, co-developed by New World Development (0017) and MTR Corporation (0066), has put up a special unit for tender sale on Monday.
The developer said it hopes the selling price will reach its highest. The unit has a four-bedroom layout, spanning 1,363 square feet.
The Pavilia Farm III has 500 units to be released in the first half of this year, the developer said, offering mostly three- and four-bedroom units, with some one- and two-bedroom options.
Cannas Ho Ka-yan, director of sales and marketing at NWD, said the project only offers a few large units with three or more bedrooms, making them more sought after in the market.
Meanwhile, Pavilia Farm II's 1,207 sq ft four-bedroom unit was sold for HK$46.8 million last year, with a per sq ft price of HK$38,773, making it the highest among other units in the New Territories.
Deep Water Pavilia's four-bedroom unit was sold at HK$107.75 million last year, with a per sq ft of HK$63,158, both of which topped the highest in the project.
The project, located in Wong Chuk Hang, has sold 780 units for nearly HK$13.7 billion to date, accounting for 95 percent of the total units available.
It is codeveloped by NWD, Empire Group, CSI Properties (0497), Lai Sun Development (0488), and MTR Corporation (0066).
NWD's State Pavilia in North Point sold out all 388 units for HK$4.2 billion within a year, with the four-bedroom unit on the upper level sold at HK$51,000 per sq ft, marking the highest among the project.
