Some 1,604 units of two subsidized sales flats projects under the Hong Kong Housing Society will start accepting applications next month, priced at 30 percent below the market value, with the cheapest unit starting at HK$2.3 million.
The two developments, Hemma Emerald on Anderson Road in Kwun Tong and Hemma Fab on Jockey Club Road in Fanling, will open from April 1 to April 14, with ballot results announced in June and flat selection starting in the fourth quarter of the year.
Hemma Emerald offers 960 flats, ranging from 302 to 664 square feet of usable area with 81 percent being two-bedroom units that cover 419 to 552 square feet.
Prices range from HK$2.49 million to HK$6.37 million, or HK$8,084 to HK$9,669 per square foot.
Hemma Fab provides 644 units, with a usable area sized between 302 and 616 square feet, with 78 percent being two-bedroom units, 388 to 476 square feet.
Prices start at HK$2.3 million, going up to HK$5.47 million, or HK$7,582 to HK$8,881 per square foot.
The average selling price per square foot is HK$8,960 for Hemma Emerald and HK$8,260 for Hemma Fab, both set at 70 percent of market rates.
The two projects will adopt a 4:6 quota ratio between Green Form and White Form applicants.
Public housing tenants applying through Green Form are not subject to any income or asset restrictions.
White Form applicants must meet specific criteria as families with two or more members cannot exceed a monthly income of HK$60,000 and total assets of HK$1.23 million while single applicants face lower thresholds of HK$30,000 monthly income and HK$615,000 in assets.
Priority will be given to residents affected by HKHS redevelopment projects, including those from Kwun Tong Garden Estate Phase 2, Chun Seen Mei Chuen in Kowloon City, Ming Wah Dai Ha Phase 3 in Shau Kei Wan, Ching Hoy Lau and Hoy Au Lau in Yue Kwong Chuen in Aberdeen, as well as Healthy Village Phase III in North Point.
Additionally, 40 percent of the flats in each project will be reserved for eligible applicants under the priority schemes for families with newborns or elderly members.
Monita Ko Suet-ying, HKHS Director of Development and Marketing, expressed optimism about the projects’ appeal, citing their private housing-like quality and design.
“Hemma Fab is located in Fanling’s mature urban area, just 10 minutes from the MTR station, with ample recreational facilities nearby,” Ko said.
“Hemma Emerald offers a greener living environment, with two new bus routes to Central and Diamond Hill launching by the end of the month,” she added.
Ko noted that HKHS projects have historically been well-received, and she expects strong demand despite recent policy changes affecting well-off public housing tenants.
Show flats for both developments are now open for public viewing at HKHS’s Cheung Sha Wan office until April 14, with no prior booking required.
