MTR Corporation’s property management team has been honored with the "Best AI Innovation in Construction and Engineering Award" at the Global AI Challenge for Building E&M Facilities 2025 for its cutting-edge Building Information Modeling (BIM)-integrated property management platform at Two International Finance Centre (Two IFC), Hong Kong’s iconic Grade A commercial skyscraper.

The accolade recognizes the team’s success in leveraging smart technology to enhance operational efficiency and reduce the building’s central cooling system energy consumption by nearly 10 percent.
The award-winning platform utilizes the Internet of Things (IoT) and artificial intelligence (AI) to monitor the tower’s critical systems in real time, collecting and analyzing data on electricity usage, climate control, air quality, and equipment conditions—including pumps and pipelines.
According to the winning team, this enables predictive maintenance, minimizes downtime, and improves overall management efficiency. Additionally, the AI-driven system optimizes energy consumption, contributing to significant sustainability gains.
David Tang Chi-fai, Director of Property & International Business at MTR Corporation, emphasized the company’s commitment to innovation in property management.
