Central Residence by The Park in Mid-Levels, developed by Pacific Century Premium Developments (0432) and CSI Properties (0497), sold a four-bedroom unit on Tuesday with size of 1,608 square feet at a transaction price of HK$97.1 million, or HK$60,388 per sq ft, setting new project highs for both total price and price per sq ft.
PCPD's sales and marketing director, Cello Chan, said that only six units of the same layout including the sold one are available in the entire project. She added that the transaction has attracted strong market discussion, as a new project in Mid-Levels Central can be purchased at around HK$60,000 per sq ft, so the remaining five similar units may be appropriately repriced upward.
Since launching for sale by tender about three weeks ago, the project has sold 13 units in about three weeks, generating total sales of over HK$660 million.
Chan added that the project has released a new sales arrangement covering six units featuring one- and two-bedroom layouts with sizes ranging from 380 to 635 sq ft, which will be offered for sale by tender this Saturday. A show unit with size of 512 sq ft and a two-bedroom layout has been opened for prospective buyers by appointment on Wednesday.
