Champion Real Estate Investment Trust(2778), owner of Three Garden Road and Langham Place, recorded a 10.4 percent drop in distributable income to HK$859 million last year, said the company on Wednesday.

The company noted that the operating environment remained "challenging". With abundant office supply in the market continued to weigh on market rents, while tenants' sales were affected by shifting consumer behaviour, the distribution per unit declined by 11.2 percent to HK$0.13.
The Trust mentioned that despite negative rental reversion impacting both the office and retail segments, portfolio-wide occupancy remained resilient. Total rental income of the Trust decreased by 9.0 percent to HK$1,988 million.
In response to ongoing retail headwinds, the company highlighted it has actively recruited more than 30 new tenants to the Langham Place mall in 2025, capturing the rising IP‑driven cultural trend, which further strengthened the mall's positioning as a retail trendsetter and delivered encouraging results.
The Langham Place mall maintained a high occupancy rate of 99.3 percent by the end of 2025.
Furthermore, the company pointed out that maintaining occupancy remains a key priority for its office portfolio and will enhance diversification and build long‑term resilience.
