The Grand Mayfair III in Yuen Long unveiled the first batch of 138 flats, with the cheapest ones starting HK$4.66 million after discounts - the lowest price among recent housing projects along the railways.

It's co-developed by Sino Land (0083), K Wah International (0173), and China Overseas Land and Investment (0688).
The first price list includes 54 one-bedroom units and 84 two-bedroom units, with sizes ranging from 352 to 561 square feet.
The average discounted per-sq-ft price was HK$13,938, representing nearly 20 percent discount compared to that of the first price list at The Grand Mayfair I three years ago.
Featuring one-bedroom and open kitchen layouts, the cheapest flat measures 354 sq ft, costing HK$13,181 per sq ft after discounts.
Besides, the lowest discounted per-sq-ft price at the project was HK$12,629.
It's expected to commence sales as early as next week, the developer said.
