Nan Fung Group sold a 2,571-sq-ft unit at LP6 in Tseung Kwan O for HK$67 million, or HK$26,060 per sq ft , a new high for Lohas Park.
The deal broke the record previously held by a 2,739-sq-ft unit at the project, which sold for HK$65.19 million, or HK$23,801 per sq ft, in 2019. Nan Fung has raked in about HK$20.1 billion after selling 2,379 units at LP6.
In Sham Shui Po, CK Asset (1113) will offer 27 units at Seaside Sonata for sale on Friday. The cheapest flat, measuring 507 sq ft, is priced at HK$9.2 million.
In the commercial property sector, the percentage of shops sitting empty in the five core shopping districts rose by between 1.74 percentage points and 10.69 percentage points last month from a year before, according to data from Centaline Commercial.
Of the five districts - Causeway Bay, Tsim Sha Tsui, Central, Wan Chai and Mong Kok - Central saw the highest vacancy rate at 20.49 percent, up 10.69 percentage points from February 2020, but unchanged from January 2021. In Causeway Bay, the vacancy rate stood at 10.93 percent, up 6.33 percentage points year-on-year, but down by 42 basis points month-on-month.
Centaline Commercial director Wong Wai-kee said he believes there will be an uptick in rental demand for shops on hopes of a vaccine-led economic recovery.
Meanwhile, Bridgeway Prime Shop Fund Management bought a 1,200-sq-ft street shop at 107 Hennessy Road in Wan Chai for HK$50.8 million, and a 1,500 sq ft street shop at 14 Burrows Street for HK$35.5 million.
