The government has reserved approximately 90 hectares of land across the Northern Metropolis for developing the Northern University Town, including 52 hectares within the Ngau Tam Mei New Development Area.
The Town Planning Board discussed amendments to the Ngau Tam Mei Outline Zoning Plan on Friday. The 130-hectare Ngau Tam Mei development will allocate up to 52 hectares (40% of the area) for university facilities, including campus space for a third medical school.
An additional 10 hectares are reserved for a comprehensive hospital providing full medical services for the Northern Metropolis, including treatment for highly complex diseases. The hospital potentially will integrate teaching, training, and research functions, supporting the San Tin Technopole and Hong Kong's life and health technology industry.
The Planning Department stated the Ngau Tam Mei development will primarily feature private housing with dedicated resettlement estates. High-density residential communities will surround the planned Ngau Tam Mei Railway Station, offering diverse services and facilities all accessible within 15 minutes by walking or cycling, promoting healthy and low-carbon lifestyles through walkability and green transportation.
