Henderson Land (0012) said its Grade-A office building The Henderson in Central has recorded a 50 percent occupancy rate, with Audemars Piguet and an art gallery as the latest tenants.

The Swiss fine watchmaking manufacturer will locate its AP House and Hong Kong office on the 12,000-square-foot floor.

The other major tenants include Christie’s, which will hold its auctions there instead of the Hong Kong Convention and Exhibition Centre, renting four floors with altogether about 50,000 square feet. Private equity Carlyle will occupy 1.5 floors or about 20,000 square feet.

The building is targeted to be completed by the end of this year and the group hopes to reach 80 percent occupancy rate in 2024, according to Henderson Land Development deputy general manager leasing Charlotte Leung Pik-sai.

Without revealing the rental price, she said it has been taken reference to market price. Leung reckoned the rising supplies of Grade A office but believed that rental prices will be stabilized when economic activities resume to normal gradually.

Committed to the environmental, social, and governance principle, Henderson will sign a green memorandum of understanding with the tenant. Some patented technologies have been applied to the green building including the solar responsive ventilator, which is powered by solar energy. A cushion of cool air will envelop the window area when the sun shines, allowing tenants to feel the comfortable temperature while enjoying the daylight.

Designed by renowned architectural firm Zaha Hadid, The Henderson is a 36-story building with 25 floors of office space, ranging from 12,000 to 15,000 square feet, with a sky garden and a glass rooftop banquet hall.

Zaha Hadid (Hong Kong) director Simon Yu said the organic design of the building was inspired by the blossoming of a Bauhinia bud.

The Jockey Club Innovation Tower of the Hong Kong Polytechnic University was also designed by the architectural firm.
