KTR350, the latest commercial development by LAWSGROUP, has won the MIPIM Asia 2024 Silver Award for Best Office and Business Project for the Group in recognition of its outstanding achievement and innovative spirit in the property development industry.
Honoring Asia’s most outstanding, sustainable and visionary projects, the MIPIM Asia Awards has, since its inception in 2007, been celebrating excellence and innovation among the very best of the Asian real estate industry.
This year’s panel of jury is led by the President of the Hong Kong Institute of Real Estate Administrators and comprises 16 industry leaders from the Asia-Pacific region. They conducted a rigorous and comprehensive review of all participating projects to handpick outstanding projects for the Gold, Silver and Bronze awards in 11 categories.
KTR350, the latest office development by LAWSGROUP has demonstrated exceptional performance in key areas including overall sustainability; integration of the project in its environment and community; quality of the user experience; economic contribution; originality of the concept; and architectural qualities.
This is the second MIPIM award for the Group. In 2016, the Group’s D2 Place won the Silver Award in the Best Refurbished Building category.

Other winners of the Best Office and Business Project Category include Gold award recipient The Henderson, a project by Henderson Land Group, and Bronze award joint recipients TP Link Headquarters and New World Development Group’s 83 King Lam Street.
Showcasing heritage and sustainability in avant-garde architecture
Located on 350 Kwun Tong Road, in the heart of the bustling East Kowloon central business district just one minute walk from Ngau Tau Kok MTR station, KTR350 is a redevelopment project by the Group. Standing on the location of the former Maxwell Industrial Building, this Grade A office development is 29 storeys high whereby the upper floors can enjoy 270-degree panoramic sea view.
In addition to office space, KTR350 includes 35,000 square feet of retail space and a vast green and leisure space of more than 10,000 square feet to create a high-quality commercial environment.
Designed by local architectural design firm MLA Architects, the building features a unique cylindrical and elliptical façade that looks like wool yarn in a spun. It is inspired by LAWSGROUP’s roots in apparel manufacturing of nearly half a century ago.
This striking design is both aesthetic and functional, as curved glass surfaces can take in optimal sunlight and solar radiation all day long. Apart from optimizing natural light, it can also effectively reduce wind resistance, enhance ventilation and boost energy efficiency. Moreover, the oval layout can make better use of building materials to reduce consumption by about 15 to 20 percent compared to traditional rectangular buildings.
An award-winning, smart urban oasis
KTR350 is equipped with the most advanced ‘5G + IoT + Data Visualization’ technology, enabling seamless automated management with excellent speed, reliability and security, including smart building management, smart parking systems, smart restrooms, full indoor 5G coverage and dedicated 5G bandwidth.
For the wellness and relaxation of its tenants, generous green spaces have been incorporated into the design of the building. On the 17th floor is the Sky Garden where tenants can practice a healthy and balanced urban lifestyle from their busy workplace. This landscaped garden features a 360-degree indoor jogging track, specially designed to provide sweeping views of the neighbourhood for a tranquil workout. Another great place to wind down is the Rooftop Garden with its extensive view of the Kwun Tong waterfront and spacious outdoors.
In addition to the MIPIM Asia 2024 Silver Award, KTR350 has also obtained international green building certifications, including LEED, WELL and BEAM Plus, which reflects the Group’s commitment to promote sustainable development in the business ecosystem.
Other international awards that have been bestowed upon KTR350 include ‘Outstanding Performance – Green Design’ Award and ‘Outstanding Performance – Net Zero’ Award at the first CRECCHKI Real Estate ESG Awards 2023; Gold Award at the Better Future - Hong Kong Design Awards 2024; Innovative Architecture Award at the Iconic Awards 2024; and a winner of the prestigious German Design Award 2025.
