Ultra-luxury home transactions performed well in January, with a record-breaking total of 26 transactions that exceeded HK$100 million, more than double the 13 transactions logged in December last year, the highest since 2013 when the first-hand sales ordinance went into effect.
Of the 26 transactions exceeding HK$100 million last month, 23 were from Hong Kong Island and the remaining three from Kowloon.
The project with the highest total transaction value was The Legacy Phase Two, an ultra-luxury residential project in Mid-Levels West jointly developed by Henderson Land Development (0012) and New World Development (0017), which recorded 10 transactions and generated over HK$1.7 billion in revenue.
The Legacy featured several record-breaking sales, including a 5,577-square-foot unit on the 39th floor of Block 1, comprising four suites and a family room, which sold for over HK$422.9 million along with two parking spaces, at a price of approximately HK$75,831 per sq ft.
Deep Water Pavilia, jointly developed by NWD, Empire Group, CSI Properties (0497), Lai Sun Development (0488), and MTR Corporation (0066), recorded groundbreaking sales as well.
Unit P2 on the 39th floor of Block 1A, measuring 1,706 square feet, featuring a 4-bedroom layout with two ensuite bedrooms, a maid's room, and a bathroom, along with a private elevator lobby and a parking space, was sold for HK$107.75 million, a record high of HK$63,158 per sq ft.
The highest-priced property sold was a 9,186-sq-ft detached house in a project developed by Hang Lung Properties (0101) on Blue Pool Road in Happy Valley. The detached house features 6 bedrooms, 5 ensuite bedrooms, a maid's room, and includes a wine tasting area, entertainment room, home theater, gym, and study.
It was sold for HK$447.19 million, approximately HK$48,682 per sq ft.
In addition, Kerry Properties’ (0683) Mont Verra in Kowloon Tong sold three units within a month, generating a total of HK$561.8 million.
The highest-priced unit was a 4,364-sq-ft apartment on the second floor of Block 2, which has four bedrooms, four ensuite bedrooms, and two maid's rooms.
It was sold for HK$195 million along with two residential parking spaces, at a price of approximately HK$44,684 per sq ft.
