Le Mont in Tai Po, developed by Vanke Hong Kong, launched its second round of sales for 118 flats yesterday.

The project had received 7,868 subscriptions for the 118 units, making them more than 66 times oversubscribed.
The flats on offer range in size from 266 to 873 square feet. The discounted prices range from HK$3.37 million to HK$11.41 million, or HK$10,886 to HK$15,695 per sq ft after discounts.
Among them, 48 units are priced below HK$4 million, about 40 percent of the total, and will benefit from the HK$100 stamp duty policy.
In Yuen Long, Kerry Properties (0683) sold a penthouse at Hava with a private terrace and rooftop, setting a new record for the project in terms of the transaction amount and price per sq ft.The home has an area of 496 sq ft, along with a 175-sq-ft terrace and a 444-sq-ft rooftop. It was sold for HK$8.51 million, including the right to purchase a residential parking space.
In other news, Kimbee Lau Chan Hoi-wan, chief executive of Chinese Estates (0127), and her sister recently sold two shop units on the ground floor of York Place in Wan Chai for approximately HK$100 million. It is reported that the two units were originally priced at HK$140 million, but the final transaction price was significantly reduced by about 29 percent.
