Students are now being offered leases on brand new flats in addition to old housing options.
Henderson Land Development is leasing flats at Baker Circle in Hung Hom and The Henley in Kai Tak and is targeting students from Baptist University, City University, Polytechnic University and Metropolitan University, which are all located along the East Rail Line.
At Baker Circle, prices for unfurnished studios with areas of 202 to 218 square feet start at HK$15,000 per month, while unfurnished one-bedroom units of 270 sq ft go for HK$18,000.
The Henley charges HK$17,000 and HK$24,000 for similar layouts.
The developer will pay the management fee while tenants need to take care of utility bills.
The studios can accommodate up to two people, and one-bedroom units can house up to three, the developer said.
Students often share rooms by installing bunk beds or splitting space with a roommate sleeping in the living room – commonly nicknamed the “living room chief.”
Baker Circle staff told The Standard that some units have already been leased.
Additionally, Centaline Group has launched its student housing brand, Campus One Communities, and begun leasing its first project, One Pace 117 in Tsim Sha Tsui.
The development offers 67 rooms ranging from 223 to over 400 sq ft, with triple-room beds starting at HK$6,355 per month and single rooms at HK$18,270.
The group aims to provide 3,000 beds over the next two to three years, compared to 121 now, following its HK$180 million acquisition of Popway Hotel in 2024 for redevelopment.
