Lin Heung Kui takes Mong Kok space at about HK$102,000 a month
Lin Heung Kui, a century-old Cantonese teahouse brand, has continued its expansion by opening a new outlet in Mong Kok, as it continues to grow following the reopening of its Central resturant and the launch of a Tsim Sha Tsui branch earlier. The restaurant has leased an entire upper-floor commercial space at a building on Sai Yeung Choi Street South, for a monthly rent of HK$102,000. The premises, with a gross floor area of about 4,000 square feet, translates to an average rent of HK$25.5 per sq ft — about 27 percent lower than the previous rent. The previous tenant paid a monthly rent of HK$120,000 between 2021 and May 2023, which later rose to HK$140,000 on renewal. The space was vacated in April 2024 and has remained empty for more than a year before being taken up by Lin Heung Kui.
