Cashed up Hongkongers have long looked to Britain for investment properties, but lately they have been finding value for money closer to home.

Asian properties, such as The Legend International Water Homes by award- winning developer Kuala Lumpur Metro Group, are proving popular.

Following its four-star 392-unit project The Legend Water Chalets, launched in 2006, Kuala Lumpur Metro is taking its impressive record a step further with 249 Balinese-style units.

Comprising 166 Water Homes, 44 Garden Chalets and 39 Sky Pool Villas, the five-star project offers units ranging from 677 to 1,861 square feet, each with its own swimming pool.

Completed last month, the resort development is managed by the Legend Group of Hotels and Resorts, which has a remarkable track record locally and abroad. With the help of property agency AP Assets, a number of Hong Kong buyers successfully took possession of the properties on an inspection tour early this month.

The units are sold on a leaseback arrangement with a rental guarantee of 8 percent per annum for the first three years.

More than 70 percent of the buyers are from overseas, covering Europe, Asia Pacific and the Gulf Regions, including Hong Kong.

The occupancy rate has reached 65 percent.

Located in Port Dickson near Lukut Town along the coastal area of Negeri Sembilan, the development is accessible via the north-south expressway and the Port Dickson-Seremban highway.

Average traveling time from the city center
is approximately 75 minutes.

The drive to Kuala Lumpur International Airport is only 45 minutes.

The amenities are designed for a truly hassle-free vacation.

Each room comes equipped with a 32-inch LCD TV, kitchenette, bathrooms with rainshower fittings and one to two king-size beds.

But what makes it an ultimate enjoyment is the ample space, exclusive swimming pool in each unit plus a solid transparent glass panel in each Water House for undersea viewing.

The full facilities and services offer sheer indulgences - from the 2,980 sq ft Duyung Restaurant, 1,980 sq ft Lanun Bar, 2,615 sq ft Pool Cafe to a communal landscaped swimming pool and gymnasium.

A business center, ballroom and various function rooms can accommodate more than 400 guests for meetings and events.

The unique design and novelty of The Legend International Water Homes has already won it the prestigious CNBC's International Property Awards in London (2007) for architecture and best development.
