Policy worries keep flat buyers at home

Home buyers, worried about the government's housing policy, have turned cautious, driving down the number of property deals over the weekend.

Deals in the 10 largest housing estates plunged 30 percent to 37 flats from 53 flats the previous weekend, Centaline Property Agency data showed.

There was only one deal each in Sha Tin's City One and South Horizons in Ap Lei Chau, compared with four each the previous weekend.

Metro City in Tseung Kwan O saw five transactions, down from 10.

"Home buyers are concerned that property prices may go down in the near future after comments that prices are too high now," said Louis Chan Wing-kit, managing director of Centaline's residential department.

Market watchers have said flat prices may fall by up to 10 percent by the end of the year.

Only a few sales were recorded in the primary market yesterday and nine on Saturday.

There were just three sales at Westminster Terrace, a Tsuen Wan development which offers duplexes only. They were priced between HK$11,000 and HK$15,000 per square foot.

The project - jointly developed by Grosvenor and Asia Standard International Group (0129) - was the only development launched last week.

Midland Realty estimates the number of deals in the secondary market in October dropped about 20 percent from September to 9,000 homes - a six- month low.

As of Thursday, the Land Registry recorded 8,518 secondary-market transactions for October, according to Midland Realty chief analyst Buggle Lau Ka-fai. The transactions were worth HK$25.77 billion, down 24.9 percent from the first 29 days in September. Sales of homes, worth more than HK$20 million, were down 40.6 percent to 85 deals.

Hong Kong Property Services said transactions in the primary market as of Thursday dropped 61 percent from September to 520 flats, citing data from the Land Registry.
